During the COVID 19 pandemic, Retown was engaged by ProOne Property Management, Inc. to source a strategic property for a multi-family development. The Client’s parameters included a 2020 property cash closing, $10m total development cost, and located within the QOZ in the Twin Cities. Retown worked with James Tindall scouring multiple properties. Four of the priority properties are located in diverse Minneapolis neighborhoods:
Site #1: Cedar Riverside Station
Site #2: North Riverfront
Site #3: Uptown
Site #4: South Downtown
Each property was filtered according to the City’s newly Built Form 2040 Zoning code.
Retown prepared the following presentation to guide Tindall’s QOZ investment strategy on four properties. Retown coordinated with the property owners, prepared preliminary pro-formas and inserted aerials and massing isometrics called for in the Built Form 2040 Zoning Code.
